Phase 2 ESA Calgary
Anderson Environmental has been busy lately undertaking Phase 2 Environmental Site Assessments in both Calgary and Edmonton. From mechanical workshops, old gas stations, industrial yards and redevelopment sites the economy seems to have optimism for the future in Alberta. We also undertake Phase 1 and Phase 2 ESA assessments in BC, Saskatchewan and Ontario with recent mine closure and Phase 1 ESA Assessments undertaken in BC and Phase I ESA reports in Toronto for multinational companies. These reports are often undertaken for private clients or banks for Due Diligence purposes or for rezoning/change of use. In BC the reports are often called Preliminary Site Investigations (Phase 1 ESA) and Detailed Site Investigations (Phase 2 ESA). Risk management and evaluation is important when purchasing or redeveloping a property to determine the risk of contamination. Generally once a property purchase settles then any contamination present is a liability to the property owner. This liability can often be considerable and in the worst case senerio result in clean up costs greater than the value of the property. Proving liability from previous owners or business operations on the property which may have caused contamination is difficult to prove or litigate. Therefore it is good practice to undertake a Phase I ESA before purchasing a property.
